CONTEXT
The existing property is a Victorian terraced 3 bedroom house that is in need of refreshing throughout and creation of a loft conversion with dormer window (similar to those as can be seen along the street) and a rearrangement of the bedrooms and stairs on the first floor. The staircase to the first floor and loft shall be rotated and moved and located against the party wall, and facing the other direction- this allows for better utilization of corridor and bedroom spaces on the first floor. On the first floor, the bathroom shall be moved to the front of the house and this will allow for a bigger set of three double bedrooms- an improvement to the present arrangement- that has only one double bedroom and two single bedrooms.The staircase shall continue up over the first floor stair to access the loft space that shall be created with the use of a full width dormer window. A shower room shall be set within the same depth as the staircase. The staircase shall be enclosed in the loft space for fire protection purposes.The dormer window in the loft shall be clad in lead and have white painted hard- wood side hung windows. The make–up of this dormer can be seen to be stepped in section in order to highlight a type of ‘out-looking’ or ‘look-out’ character to the addition. Here the windows are stepped in by 50 mm in order to give the dormer some articulation and character: to make it less like the usual basic square dormer box-like addition. It will be raised 100mm above the ridge line in a similar way as the neighbours have built their loft dormer window at number 36 Wyndcliff Road. The proposal is modest and within permitted development limitations and actually enhances what has become a neglected rear of the house.
