DESIGN AND ACCESS STATEMENT

GROUND FLOOR KITCHEN EXTENSION

CONTEXT

The proposal is to build a kitchen extension at the rear of this semi-detached Victorian house, including the demolition of an existing outrigger that forms the kitchen presently and the opening of ground floor walls of the outrigger and extending back a single meter. Also included are a strip up-stand skylight, two glass doors and a window seat. The proposal includes a replacement brick wall to match the wall opposite at the same height of 2160mm high from garden ground level..

ACCESS

The new kitchen shall be accessed via both the existing entrance to the kitchen; and via the existing living room in the middle of the house. The kitchen area is at the front of the new extension that leads to a dining area and then out into the garden – which is accessed via to fold-back French doors doors adjacent to a window seating area.

DESIGN

The elevation is composed in such a way that the two elements of the French doors’ opening and squarish window seat are lined through vertically with the windows above. The width of the opening of the French doors almost repeats the above window composition. In this way the whole elevation is coherently integrated. The extension extends 1m from the back of the existing extension so is not very deep in comparison to other extensions in the area. Above the one side of the extension, leading from the window seat adjacent to the existing living room to the parapet at the rear, runs an up-stand linear strip of a skylight. Generally, it is envisaged that with the elements of window seat/French doors and opening/skylight creates a compositional theme that runs through the ground floor internally and externally that is echoed above up to the loft conversion and creates a coherence vertically but a horizontal composition specifically for the extension. The horizontal character- or at least not vertical character- is enhanced with the stone coping above the horizontal parapet.

MATERIALS

The extension and new brick garden wall shall be built of matching London Stock brickwork that will be stained with an organic primer to achieve an exact colour match. The coping shall be of reconstituted stone. The French doors shall be framed in aluminium and the window-seat shall have glass on three sides and supported by aluminium box section columns and clad in lead on the base and roof. Similarly the extension roof shall be covered in lead.

CONCLUSION

This street and also the surrounding area have a wide variety of rear/side kitchen extensions. But this proposal is more in-keeping with the rest of the house than many that exist nearby- as its elevation is linked from base to top, the extension uses matching materials and the use of a window seat will animate the rear area and bring life to what can be a dead and underused space, especially in winter. The addition of the extra space will help a young and growing family to “stay-put” and continue to form part of the community. In conclusion the addition of only 925mm at rear and the infilling of a disused dark alley will open up a family’s life to be able to come together more, have more light and better access to the gardens, with better views that will generally be an improvement on what exists.
