CONTEXT
This small Georgian, terraced, two-bedroom house is situated in the West Greenwich Conservation Area and is Grade II Listed. The heritage assets that are cited for listed status are all located at the front of the house- please refer to Heritage Statement. The growing family who has recently moved here, must completely renovate the interior of the house as it has been neglected for generations. They also require a decent sized kitchen that can accommodate a family dining table as the existing kitchen is too small presently for its anticipated family and social and home working requirements. Also, as the space adjacent to the existing kitchen is dark, due to high outriggers either side, this dark space is not likely to be going to be used. The proposal therefore is to extend sideways to infill the space between next door’s two storey outrigger, which matches and to extend no further than the outriggers either side- as extending any further led to a previous refusal. The conservation officer preferred an all-glass box as an infill proposal, and this is what is now proposed. Also, as the conservation officer requested- the proposed extension’s depth does not protrude from the outrigger and is set low in relation to the ground floor at 2.5m to the eaves of the sloped glass roof. The existing outside w.c. is retained and added to externally to achieve thermal efficiency.
